CLS Holdings has secured planning permission for a 20,763 sq m hotel and student flats in Vauxhall, south London, and is progressing a second application to build a further 154,000 sq m in two residential towers at nearby Vauxhall Square.
Shepherd and Balfour Beatty subsidiary Mansell will now battle it out for the Spring Mews development of 402 student accommodation rooms and communal facilities.
The development could also include a cinema and gym, a 120-bed hotel and a new community centre and café, in addition to a business/studio space facing onto Tinworth Street and Spring Mews, as well as a small food store.
The development of Spring Mews will include contributions of £1.1m to public benefit as part of the developer’s s106 package agreed with the London Borough of Lambeth.
Planning permission for Spring Mews was granted late last month. CLS’s executive chairman Sten Mortstedt said the developer expects to see “significant regeneration and growth” in the Vauxhall area in the coming years.
Among Shepherd’s recent commercial wins in London are the £18m Clifton House hotel on Euston Road.
Mansell is set to start work on an £11.5m six-storey mixed-use development in Torquay, Devon, after it won the deal last month, while it also picked up a £6.8m student accommodation deal at the University of Cambridge.
