The credit crunch has pushed the number of house sales in Wales to a record low.
Estate agents in the principality sold an average of only 11 properties each in the three months to the end of June, the Royal Institution of Chartered Surveyors has revealed.
The figure was the lowest for Wales since RICS started recording the data at a regional level in 1994.
The nationwide level of 15 homes per agent is the lowest in 30 years.
